PMC requires proof of self-occupancy for 40% tax concession on properties registered since 2019.

Availing the 40% property tax discount in Pune is easier thanks to the streamlined process introduced by the Pune Municipal Corporation (PMC).

Pune, 10th May 2023 – Pune City property owners are delighted to learn about the reinstatement of a generous 40% discount on property tax. However, many individuals are seeking clarification on how they can avail of this significant benefit. In response to the queries, the Pune Municipal Corporation (PMC) has issued a detailed communication outlining the process to help property owners successfully apply for the 40% property tax discount.

Understanding the Eligibility Criteria.
First of all, property owners who already received the discount prior to April 2019 do not have to complete the PT 3 form. However, for properties tagged and registered after April 1, 2019 in the Geographic Information System (GIS), the 40% discount is not automatically applicable. Nevertheless, owners of such properties can still apply for the concession by following a few simple steps.

Step 1: Gather the Required Documents
To apply for the 40% property tax discount, you will need to gather the following documents:
Proof of self-occupancy:
The No Objection Certificate (NOC) from the society can confirm that the property is used for personal purposes.
Identification documents:
Along with the PT 3 application form, you must provide identification documents such as your passport, driving license, gas card, and ration card.
Proof of additional property ownership:A copy of the property bill should be attached if you own another property in a different part of the city.
Rs 25 challan (receipt):
Attach a receipt of Rs 25 paid as a processing fee along with the application.

Step 2:
Application Submission After gathering all necessary documents, proceed to submit your property tax discount application. The Peth Inspector and Divisional Inspector will review and validate the application’s authenticity. Important points to note about the concession:
-The 40% discount applies solely to properties used for personal purposes.
-Property owners with tenants are ineligible for the discount.
-Properties surveyed under the Geographic Information System (GIS) will receive property tax bills reflecting the 40% discount.
-Newly registered properties must pay the full tax amount without the discount.
-Properties between April 1, 2018, and March 31, 2023, not availed the discount should complete the PT 3 application form.
-Submit the fully filled PT 3 form to the PMC tax department by November 15, 2023.
-If the full property tax has been paid in advance, excess amounts will be refunded in four phases over four years.
-Failure to submit the PT 3 form will result in the property being classified as not self-occupied, and hence the 40% discount will not be granted.
-Submit application form at PMC centers, ward offices, and Peth Inspectors’ offices, among others.
Properties registered before April 1, 2019, are not required to fill out the PT 3 application form.
